We are responsible for paying you the set monthly rental fee each month.  We market the property as serviced accommodation, employ a cleaner and a gardener (where applicable) to service the property and ensure that the property is repaired and maintained to a high standard.  

As guests expect the highest quality and standards, we generally need to spend money up-front in order to make the property suitable.  There will be no cost to you for any interior upgrade work or maintenance, decoration or furniture.

Yes.  You may even make more as unlike tenancy voids, you will be paid even if your property is vacant and will not incur the recurring charges imposed by a traditional high street letting agent - click here for illustration.  We generally pay the same amount of money as you would earn if you were to let your property on a tenancy and we guarantee payment every month. 

You will need to make sure the exterior/structure of the building is sound and that the heating system and boiler (if applicable) are operational.  Landlord & Property Solutions are not liable for repairs to these parts of the home (for example, roof tiles, structural soundness and boiler/heating system repair/replacement).  You should make sure the building and any contents that you agree to leave within are insured.  Finally, if you have one, it is your responsibility to look after any mortgage on the property.

Unlike the traditional model of letting agents, we do not charge you any fees or commissions.  We earn our income from the guests who book to stay in the property.  We invest time and resources into optimising your property for short-term rental which we see the return on over the course of our contract with you.
